The Reserve | Architectural Control Committee
The Reserve at Cordata Board and Architectural Control Committee (ACC) are comprised of dedicated volunteer homeowners from our community. Together, we work to uphold the architectural standards and enhance the aesthetic appeal of our neighborhood, ensuring it remains a welcoming and harmonious place for all residents. Our ACC is committed to fostering a thriving community by providing essential oversight and guidance in several key areas, including:
1. Maintain Community Aesthetics:
- Uniform Appearance: Ensure that the exterior appearance of homes and properties within the community adheres to a consistent and harmonious aesthetic standard.
- Design Standards: Enforce design guidelines that preserve the visual appeal of the neighborhood, including color schemes, architectural styles, and landscaping.
2. Protect Property Values:
- Quality of Workmanship: Ensure that any modifications or improvements are performed to a high standard, preventing subpar work that could negatively impact property values.
- Consistency: Prevents changes that could detract from the overall attractiveness and desirability of the community.
3. Ensure Compliance with HOA Covenants:
- Rules and Regulations: Enforce the covenants, conditions, and restrictions (CC&Rs) outlined in the HOA’s governing documents.
- Fair Application: Apply rules uniformly to all homeowners to ensure fair and consistent enforcement.
4. Review and Approve Architectural Changes:
- Modification Requests: Review and approve or deny homeowner requests for exterior modifications, such as additions, alterations, or new constructions.
- Detailed Evaluation: Assess the compatibility of proposed changes with existing structures and community standards.
- Compliance Checks: Conduct follow-up reviews of completed work to confirm it complies with the initial approval and HOA guidelines.
5. Preserve Community Harmony:
- Neighbor Relations: Mitigate disputes between neighbors regarding property changes by providing a structured approval process.
- Community Input: Allow homeowners to have a say in the appearance and development of their neighborhood, fostering a sense of community involvement.
- Community Amenities: Oversee changes that affect shared spaces and amenities to ensure they benefit the community as a whole.
Before making any modifications to the exterior of your home or lawn, including the addition of structures, please download and complete the Architectural Request Form.
